Planning Commission Minutes 10-14-1975 I & . . PLANNING COMMISSION MEETING October 14, 1975 -- 7:30 P. M. Members present: Howard Gillham, Jay Miller, Fred Topel, Ron White. Members absent: Larry Muehlbauer, Willard Anderson, Gordon Steinert. 1. Public Hearing - rezoning of Fred Tozer property. Purpose of hearing was to consider request by Mr. Fred Tozer to rezone parcel of land in Section 10, Range 25 W, Township 121 N, in City of Monticello from R-3 to B-3 to allow for used car lot. Currently Teslow Auto is interested in the parcel. One area property owner, Dwight Bengston, and his wife expressed concern over possibility of entire area becoming business orientated. However, it was ex- plained that this may be to their benefit as it more likely would increase land value of their property. Motion by J. Miller, seconded by F. 'Topel, and unanimously carried to rezone property. Commission consensus was also to place for consideration on the next agenda, possibility of rezoning area be- tween Tozer property and shopping center from R-3 to B-3. Reasoning for this was the area's location in relation to the freeway and a future road as designated in the comprehensive plan. 2. Building permit request by Timm Crandall on strand steel building. After a discussion on the requirements necessary, a motion was made by Fred Topel, seconded by H. Gillham, and unanimously carried to have building inspector clarify requirements with state building inspector and notify Mr. Crandall of results. 3. Discussion on zoning ordinance pertaining to uses allowed in R-2 district. Jay Miller brought for discussion possibility of putting a four-plex in R-2 district and technically according to ordinance this would not be allowed. Decision was to put this item on agenda for consideration at next meeting ,/ .- . . Planning Commission Meeting October 14, 1975 Page 2 when city planner could review reasoning behind permitted and conditional uses being somewhat limited in an R-2 district. 4.
