MONTICELLO PLANNING COMMISSION
Regular Meeting
February 18, 1976 - 7:30 P.M.
Members present:
Dr. Bauer, Fred Topel, Henry Doerr.
Members absent:
Howard Gillham, Jim Ridgeway, Jay Miller.
1. Approval of minutes.
Motion by Dr. Bauer, seconded by Henry Doerr and unanimously
carried to approve minutes of January 20, 1976 and February
2, 1976.
2. Public hearing - rezoning request by Curtis Hoglund.
Mr. Curtis Hoglund requested the parcel of land on which his
equipment sales area is situated be rezoned from R-3 to allow
equipment sales as a permissable use.
After discussion relating to the request, a motion was made
by Dr. Bauer, seconded by Henry Doerr and unanimously carried
to refer the matter to Howard Dahlgren for his recommendations.
Since Mr. Robert Krautbauer, who was present, and Maurice
Hoglund each ownea land to the west of the parcel in question
and also would like to be rezoned to commercia~ this area
would be included. City administrator would contact Monticello
Ceramics to see if they were desirous of rezoning to commercial
also.
3. Public hearing - conditional use permit request by Charles
Ritze to allow truck garage in an R-l zoning district.
Motion was made by Dr. Bauer, secon~ed by Henry Doerr and unan-
imously carried to recommend approval of request and to allow
fencing along the sides of the garage provided equipment and
related items were not stored between the public road and the
fence.
4. Discussion on land requirements for ground storage reservoir
system.
Dale Lungwitz of Oakwood Industrial Development Corporation
said that at their annual meeting the Development Corporation
expressed a willingness to donate necessary land and grant
easements as outlined in the Comprehensive Utilities Plan.
Mr. Lungwitz wanted the Planning Commission to know of its
willingness to cooperate with the city and if well sites and

easements are determined now it would be better to grant
easements and donate land as not that many of the lots are
sold yet.
5. Roy Lauring's proposed plat.
Mr. Lauring reviewed plat with commission. City administrator
to contact Howard Dahlgren and obtain his views on proposed
road and the plat and if he approves city administrator will
contact Mr. Lauring to prepare preliminary plat.
Motion to adjourn by Dr. Bauer, seconded by Henry Doerr and
unanimously carried.
