Purpose: The purpose of this meeting was to discuss the status of and coordinate the
CSAH 18/I-94 Interchange and the Monticello Retail Site Projects in
Monticello.
Discussion Items:
1. Sheets 1, 25, 26, 28, 29, 30, 55, 56, 61-66, 751 76, 85-90, 130-137 of the 30%
plan submittal were distributed at the meeting.
2. Paul Schroeder distributed the Monticello Retail/CR 18 Property Line/ROW
review exhibit at the meeting.
3. Steve Ische received the Alta Survey from Scott Gyllen for the Ryan site.
4. Scott Gyllen received the Wright County Highway Right -of -Way Plat No. 55
from Steve Ische and the Inplace utility plan and tab sheets from Nancy Hanzlik.
5. Steve Broyer received the utility contact information from Nancy Hanzlik.

6. Nancy Hanzlik received the preliminary outlot D plaza grading concept from
Steve Broyer.
7. Overall coordination and project status were discussed and the following action
items were assigned.
• Nancy will email updated ROW base map to Steve Broyer, Scott and Paul
after WSB updates the diagonal line in the NE quadrant of the 7th
Street/CSAH 18 intersection. The line will be moved to a minimum of 5
feet behind the curb shown in the Monticello Retail Site, Site Plan
Drawing C-2, dated 11/15/04.
• Scott will provide title work to Steve Ische.
• Steve Ische will confirm status of trail easement along CSAH 18. The
easement may not be recorded since it was not recorded at the time of the
title search for the Alta survey. The resolution of the trail easement
shown on the WSB ROW plat will be determined after the status is
easement document is known.
• Nancy will confirm the minimum boulevard requirements for the trail
with Bret Weiss. The trail will be rebuilt from CSAH 75 down to the
bridge because of the complete reconstruction on the west side of CSAH
18. The horizontal alignment will be adjusted to accommodate the
boulevard and maximize the developable site. Steve Broyer and Nancy
will coordinate this effort and confirm the adequacy of the trail easement.
• Nancy will discuss the proposed Outlot D plaza grading concept with
Steve Grittman and Jeff O'Neill. The cross sections currently have a
I (H):3(V) side slope from the freeway and this will impact the proposed
concept.
• Nancy and Steve Broyer will exchange project schedules.
• Nancy will send Paul and Steve Broyer the current geometric and
alignment base file in AutoCAD 2005 compatible format.
• The overhead electric services on CSAH 18 will not be relocated
underground with the CSAH 18 interchange project. The utility poles
near the 7th Street intersection and along CSAH 39 will be relocated for
the CSAH 18 interchange project. The poles within the Ryan site will
also need to be relocated. Nancy will contact Deb Cofield of Xcel
Energy to coordinate the relocation of the poles.
• Scott will review the WSB Inplace Utility Plans and Tabs with respect to
the Ryan Site Alta survey. Nancy and Scott will resolve any
discrepancies.
• Scott will back -check the existing right-of-way lines on the WSB Plat and
the ALTA survey. Scott will notify Nancy of any discrepancies.
• Steve Broyer will revise the layout of Outlot B once the trail easement
and location is established and provide curb elevations to Nancy for the
trail profile.
