ABOUT THE BUSINESS
Pezo Solutions specializes in offering product design and
development, fabrication, prototypes and fixtures for all
sizes of companies that produce plastic and metal
parts.They have a growing niche in early-stage medical
device prototyping solutions, and sell both standard and
custom plastic injection molding machines.
WHAT WE LEARNED
Pezo Solutions was started in 2018 and has experienced
steady growth in its initial seven years. Pezo Solutions has
grown from 4 employees to 16 employees locally in
Monticello with more growth expected in the future.
They currently own and rent space at 108 Dundas Road
(Spaeth Mini Business Park). The company employs people
with backgrounds in mechanical engineering, machining
and assembly for roles related to product and machine (3-
D printers) design, as well as fabrication and assembly
tasks. Pezo Solutions’ customers include large firms with
familiar names in the medical products industry as well as
smaller companies. Pezo Solutions recent performance
and positive future outlook has the leadership exploring
early steps to find more space in Monticello to
accommodate its future growth.

3C. Project Update
Big River Commercial Development - Chelsea Road:
A Les Schwab Tire Center (15,136 sq. ft.) now under construction is progressing and nearing 80
percent completion. It is in the Big River Commercial Development near the Chipotle
Restaurant along Chelsea Road. Construction has also begun on the Valvoline Oil (2,673 sq. ft.
building) fast oil change outlet. It is located directly across the street from the Les Schwab
Discount Tire store. The Big River Development has numerous pad ready sites in the 10-acre
development project.
Fairfield By Marriott Hotel:
Construction of the 98-room hotel development project is progressing. The four-story hotel
walls are currently being framed with wall sheeting be applied. The Boulder Tap House
Restaurant will be an attached facility and is expected to be completed in April of 2026. The
hotel will be opening in late July 2026. The hotel will also have small conference rooms to
accommodate meetings and events in its facilities. The cost of the entire project is
approximately $21,500,000. A total of 45 to 50 jobs will be created through this development.
The City and County both provided financial assistance through Tax Abatement. This was the
City’s first use of this financial assistance tool in support of a non-infrastructure development
project. The combined assistance from the City and County will total $742,655 over a 10-year
time frame.
Minnesota Sports Cards - Retail:
Plan submittals are being reviewed by the PC for a sports card retail and trading store.
Minnesota Sports Cards proposes constructing a 4,409 sq. ft. building on a 1.09-acre site
located just east of the former McDonald’s fast food restaurant (located along the freeway in
front of Home Depot).
Big Bore Restaurant: Coming soon to the former McDonald’s building on East 7th Street.
Opening date will be April 2026.
Recently Completed Multi-Family Rental Development Updates:
Savanna Vista MF Apartment Lease Up = 177 out of 200 now leased (11.5 percent
vacancy) – first phase open 12 months; 2nd phase opened in November 2024 (two
buildings at 100 units each)

ago
CHC Twin homes – Phase 1 Lease Up = 56 out of 60 units now leased – opened
