Protect asphalt parking lot inside staging area with 6,400sf of 3/4"plywood.
Fence staging area for a safe and secure site with 383.51f of 6-foot-tall construction fence. Note: This
space is for roofing materials and crane only.
Remove and dispose of existing edge metals at 3rd story EPDM balcony roofs, drive thru canopy and
entire main roof, 1,602LF.
Tear off membrane and %" cover boards at 3rd story balcony roofs leaving tapered insulation in place for
re -use; 2500SF.
Tear off membrane and top layer of 2" Poly ISO on main roof leaving base layers and tapered insulation
in place for re -use; 31,675SF.
Inspect exiting tapered and base insulation and replace damaged or wet on a time and materials bases of
110.00 per man per hour, plus materials, plus overhead and profit. Note: This additional work would be
documented by photos and invoiced to the insurance company for reimbursement.
Install new top layer of 2" Poly ISO on main roof and new 1/2" HD ISO cover boards on 3rd story
balconies; 34,225SF.
At main roof Install a new 60mil TPO roof system Rhinobonded to insulation plates; 38,689SF.
At balcony roofs install a new 60mil fully adhered EPDM roof system; 2,794SF.
Includes all new flashing at existing curbs, pipes and roof penetrations; 50OLF of curb flashing and 64
pipe boots.
Install new 24-gauge steel prefinished drip edge and coping cap.
Install new 22-gauge keeper metal.
Owner to choose from Una -Clad standard sheet metal colors.
Supply 20yr roofing manufacturers No Dollar Limit warranty.
Price Includes: Crane, skid loader for moving materials, temporary bathroom facilities and building
permit.
25-30yrd dumpsters are included and all debris will be hauled offsite for proper disposal.

Notes & Clarifications
A warm weather installation is assumed and winter conditions are not included
Excludes additional dumpsters for wet insulation disposal
Excludes mechanical and electrical disconnects necessary to complete this scope of work
This proposal does not take FM guidelines into consideration and is based on manufacturer's guidelines
Oil canning is a common occurrence with metal products and is not a cause for rejection
Snow, ice, and frost removal will be done on a time and material basis
All electrical or mechanical work required shall be the responsibility of the owner. Any problems that may arise such as
wet insulation, deteriorated roof deck, deteriorated wood blocking, etc. will be brought to the Owner's attention; all
additional repair work will be done on a time and material basis in addition to the above sum.
Moisture that has entered into the building prior to Contractor's repair of the roofing system may result in mold growth
and other issues caused by moisture not being addressed. By signing the contract, Owner agrees to release Contractor
from any and all claims Owner, Owner's family members, employees, tenants or any other building occupants may have
as a result of such mold growth and other issues caused by moisture not being addressed. Further, Owner agrees to
defend, indemnify and hold Contractor Harmless from any and all penalties, actions, liabilities, costs, expenses and
damages arising from or relating to the presence of mold and other issues caused by moisture not being addressed in
Owner's building.
For the purposes of this proposal Horizon Roofing's scope of work shall not include the identification, detection,
abatement, encapsulation or removal of asbestos or similar hazardous substance. If we encounter any such products
or materials in the course of performing our work, or if such hazardous materials are encountered by any other firm
performing work at the jobsite and we determine that such materials present a hazard to our employees, Horizon
Roofing shall have the right to discontinue its work and remove its employees from the jobsite until testing of the
materials has been completed by a qualified contractor. After the testing has been done, Horizon Roofing will provide
a proposal for asbestos abatement and monitoring, and receive an extension of time to complete the work.
Price does not include any interior protection unless noted above. Roofing work may cause interior damage. Horizon
Roofing, Inc. will not be held responsible for any interior damage that may occur during construction.

Accounts are payable upon completion of project and within ten (10) days of receipt of our invoice. A finance charge of
1-1/2% per month will be assessed on all accounts past due, which is an annual percentage rate of 18% to be imposed
whenever there is an unpaid balance unless such balance is paid in full within one month of the date of the invoice. A
Finance Charge of 1 -1/2% per month will be assessed on all accounts past due, which is an annual percentage of
18%. Minimum monthly Finance Charge is $5.00 per month. Accounts sent to collections will have a collection fees
approximately 30% of unpaid balance) applied to the balance due.
This is a proposal only and not a contract obligating Horizon Roofing, Inc., to perform any services. The parties agree
that a contractual relationship between the parties regarding the services described in this proposal can only be created
by an agreed upon and signed construction agreement by all parties.
