RESIDENTIAL USES
THE CITY COUNCIL OF THE CITY OF MONTICELLO HEREBY ORDAINS:
Section 1. Table 5.1 — Uses by District, Title 10 — Zoning Ordinance is hereby
amended as follows:
Table 5 -1 shall be amended with the following additions for the R -3 zone:

Section 2. Section 5.2(C)(2)(b) — Regulations for Residential Uses, Title 10 - Zoning
Ordinance Zoning Ordinance is hereby amended to add the following
section:
jjjjj Legal non - conforming single family dwellings located within R -3
Zoning Districts may be converted to duplex dwellings by
conditional use permit where environmental conditions on the
property support preservation of trees, drainage patterns, or
other related features.
Section 3. This Ordinance shall take effect and be in full force from and after its
passage and publication. Revisions will be made online after adoption by
Council. Copies of the complete Zoning Ordinance are available online
and at Monticello City Hall.
