AN ORDINANCE REZONING PROPERTY FROM B-3 TO B-4
WARNERT RETAIL PLAT
THE CITY COUNCIL OF THE CITY OF MONTICELLO, MINNESOTA HEREBY ORDAINS AS FOLLOWS:
The Official Zoning Map of the City of Monticello is hereby amended to rezone from B-3 (Highway Business)
to B-4 (Regional Business) the property known as the Warnert Retail Plat
legally described as follows:
Lots Two (2) and Three (3), Block One (1), COMMERCIAL PLAZA 25, according to the plat
and survey thereof on file and of record in the office of the County Recorder in and for Wright County,
Minnesota.
Together with a non-exclusive easement for ingress and egress from the subject property over
and across that portion of Lot One (1), Block One (1), COMMERCIAL PLAZA 25, on which
there is presently constructed a hard surface access road from U.S. Highway 25 tothe subject property, and
defined in Document Number 490586.
Lot One (1), Block One (1), COMMERCIAL PLAZA 25, according to the plat and survey thereof on file and of
record in the office of the County Recorder in and for Wright County, Minnesota.
Lot One (1), Block One (1), COMMERCIAL COURT.
Lot Two (2), Block One (1), less that part of Lot 2, Block 1, COMMERCIAL COURT, according to the recorded
plat thereof, Wright County, Minnesota lying northeasterly of a line drawn southeasterly form a point on the
westerly line of said Lot 2, distant 6.34 feet southwesterly from the northwesterly corner of said Lot 2 to a point
on the easterly line of said Lot 2 distant 71.96 feet southwesterly from the most easterly corner of said Lot 2.
Lot Five (5), Block One (1), COMMERCIAL COURT, according to the recorded plat thereof, Wright County,
Minnesota, except that part of Lot 5, Block 1, lying northerly of a line drawn southeasterly from a point on the
westerly line of said Lot 5, distant 71.96 feet southwesterly from the northwesterly corner of said Lot 5 to a
point on the southerly line of said Lot 5 distant 63.67 feet westerly of the southeast corner of said Lot 5.
Lot Six (6) Block One (1), COMMERCIAL COURT, according to the recorded plat thereof, Wright County,
Minnesota, except that part of Lot 6, Block 1, lying northeasterly of a line drawn northwesterly from a point on
the easterly line of said Lot 6 distant 26.72 feet southwesterly from the most easterly corner of said Lot 6 to a
point on the northerly line of said Lot 6 distant 63.11 feet west from said most easterly corner of Lot 6.
This ordinance is effective upon its passage and publication.
Adopted by the Monticello City Council this 24' day of April 2006.
