AN ORDINANCE AMENDING CHAPTER 3 OF THE MONTICELLO
ZONING ORDINANCE
THE CITY COUNCIL OF THE CITY OF MONTICELLO HEREBY ORDAINS AS FOLLOWS:
Section 1: Chapter 3, Section 3-2 (B) 5 is hereby amended by to read as follows:
5. In all residential zoning districts, all single and two-family dwelling units must
include development of an attached or detached garage. Minimum size requirement
for garage floor is 450 sq. ft. with a minimum garage door opening of 16 ft. except
in:
Section 2: Chapter 3, Section 3-3 (F) is hereby amended to read as follows:
On unplatted lots in residential districts where the adjacent structures exceed the minimum
setbacks established in subsection [C] above, the minimum setback shall be thirty (30) feet
plus two-thirds (2/3) of the difference between thirty (3 0) feet and the setback or average
setback of adjacent structures within the same block.
Section 3: Chapter 3, Section 34 (G)
MINIMUM FLOOR AREA PER DWELLING UNIT:
1. ONE AND/OR TWO-FAMILY DWELLINGS AND TOWNHOUSES:
Except where a different standard is imposed in an individual zoning district the
minimum livable floor area shall be as follows:
Section 4: Effective Date: This ordinance shall take effect and be in full force from and after its passage and
publication.
