The City Council of Monticello hereby ordains that Zoning Ordinance
Sections 10-2-2 regarding definitions and Sections 10-3-2 regarding
general building requirements be amended and added as follows:
Section 10-2-2: Definitions:
MANUFACTURED HOUSING: "Manufactured Home" means a structure, transport-
able in one or more sections, which in the traveling mode, is eight
body feet or more in width or 40 body feet or more in length, or, when
erected on side, is 760 or more square feet, and which is built on a
permanent chassis and designed to be used as a dwelling with or with-
out a permanent foundation when connected to the required utilities,
and includes the plumbing, heating, air conditioning, and electrical
systems contained therein; except that the term includes any structure
which meets all the requirements and with respect to which the manu-
facturer voluntarily files a certification required by the City and
complies with the standards established under this chapter and which
meets the Manufactured Home Building Code.
MOBILE HOME: A mobile home is a manufactured home that is less than
16 feet wide, over at least 30 feet of its length in the erected mode,
suitable for year around occupancy and containing the same water supply,
waste disposal, and electrical conveniences as immobile housing and
subject to tax or registration under State law, and having no founda-
tion other than wheels, jacks, or skirtings. Width measurement shall
not take account of overhangs and other projections beyond the princi-
pal exterior walls.
Section 10-3-2 (B) (3) : General Building & Performance Requirements:
(3). ARCHITECTURAL CONTROLS: (R-1, R-2 and R-3 Districts).
A. Minimum building width of 24 feet.
B. Minimum 3:12 roof pitch with minimum six (6) inch soffit.
C. Building anchored to a permanent concrete or treated wood
foundation.
D. No metal siding permitted wider than 12 inches or without
a one-half (�) inch or more overlap and relief.
E. Minimum floor area of 1,000 square feet.
F. Meet all regulations of the Minnesota Uniform Building Code.
