3. Public Hearing - Conditional Use Request to Allow Construction
of a 24 Unit Apartment Building in an R-3 Zone - Applicant,
v Wayne Wieber.
A. REFERENCE AND BACKGROUND
Mr. Wayne Wieber is proposing to construct a 2 1/2 story,
24 unit conventionally financed apartment building. Building
will consist of a 24 unit building, with 24 detached garages.
The parking requirements will be exceeded as Mr. Wisber is
proposing 57 total parking spaces, the required amount is
48 spaces. Mr. Weiber is also proposing a 30 foot driveway
cut, where 24 feet is the maximum required; and he is also
proposing landscape timebers for curbing on the east west
and north side of his proposed parking lot. Mr. Wieber will
be present to show you photos of existing buildings with this
type of curbing and straight to you his curbing request
also.
B. ALTERNATIVE ACTION
1. To approve the conditional use request to allow a 24 unit
apartment building to be built in a R-3 zone.
2. To deny the conditional use request to allow construction
of a 24 unit apartment building in a R-3 zone.
C. STAFF RECOMMENDATION
Staff recommends approval of the conditional use request to
allow construction of a 24 unit apartment building in a R-3
zone. We also recommend approval of the 30 foot curb cut
opening and also of the landscape timbers to be used as curbing
on the north, oast, and west sides of the parking lot.
D. SUPPORTING DATA
A copy of the location of the proposed variance request and
a copy of tho site plans for tho prop000d 24 unit apartment
building. Photos of existing apartmant buildings built by
the developer to be presented at the Monday night mooting.

C. Public Hearing - Variance Request to Allow a House to be Built
Within the Sideyard Setback Requirement - Applicant, Rick 6

A. REFERENCE AND BACKGROUND
Rick and Jan Iano are proposing to build a house with an attached
garage on the vacant lot between the Ray Martio home and the
Mrs. Hedtke home. The proposed lot has alot of depth to it,
over 333 feet of depth, and the width is 81 feet which is
one foot more than the minimum required for a single family
house. The proposed house with the attached garage is proposed
to be 62 feet in width, therefore needing a one foot variance
on the house side in the sidoyard setback requirement. The
nearest structure to the proposed house and garage would be
30 feet, which would allow plenty of room for access to the
rear of this property.
B. ALTERNATIVE ACTIONS
1. To approve the variance request to allow a house to be
built within the aide setback requirement.
2. To deny the variance request to allow a house to be built
within the side setback requirement.
C. STAFF RECOMMENDATION
Staff recommonds approval of the variance request to allow
a house to be built within nine foot of the aide property
line, therefore requiring a one foot variance. With the proposed
variance request, there is plenty of room between the proposed
to be built houso and an existing garage, to allow acc000
to the roar of the proporty.
D. SUPPORTING DATA
