RESOLUTION NO. 2019-50
APPROVAL OF A REZONING FOR RIVER MILL 6th ADDITION, A SINGLE -LOT
COMMERICAL PLAT
WHEREAS, the applicant has submitted a request to rezone its property within Outlot B,
River Mill, to be platted as legally described on Exhibit A attached, from B-3, Highway
Business District to B-2, Limited Business District; and
WHEREAS, the applicant concurrently proposes to develop the property for a commercial
office building; and
WHEREAS, the site is guided for commercial uses under the label "Places to Shop" in the
City's Comprehensive Plan; and
WHEREAS, the proposed rezoning, along with the companion Plat, are consistent with the
long-term use and development of the property for residential uses; and
WHEREAS, the Planning Commission held a public hearing on July 2nd, 2019 on the
rezoning application and the applicant and members of the public were provided the
opportunity to present information to the Planning Commission; and
WHEREAS, the City Council has considered all of the comments and the staff reports of the
Planning Commission and City Council, which are incorporated by reference into the
resolution; and
NO W THEREFORE, BE IT RESOL VED B Y THE CITY CO UNCIL OF MONTICELL O,
MINNESOTA, that the rezoning of the area to be platted as platted as River Mill 61h Addition,
is hereby approved contingent upon meeting all conditions of the subdivision ordinance; and
the following conditions:
1. Compliance with the recording requirements of Wright County.
2. Execution of a development agreement for necessary site development items as
required by staff.
3. The preliminary and final plat shall reflect the final southerly lot line configuration
based on property ownership.
4. Compliance with the requirements of the City Engineer and other staff as identified.
