Planning Commission Meeting
July 1~ 1975 7:30 P.M.
Present: Chuck Stumpf~ Jay Miller, Howard Gillham,
Gordon Steinert, Larry Muehlbauer.
Absent: Ron White, Fred Topel, Willard Anderson.
1. Minutes approved - June 17, 1975.

Motion by Miller~ seconded by Muehlbauer to recommend
approval of plat contingent upon dedication of 10% park
area contribution to the city. This area could come from
land contiguous to the plat and a public hearing to be
held July 28, 1975 at 7:30 P.M., motion carried unanimously.
3. Griefnow Addition.
Mr. Bruce Wachter presented and explained the plat. Mr.
Wachter stated he would make the outlot a part of lot 6 as
recommended by the Planning Commission.
Motion by Gillham, seconded by Muehlbauer to recommend
approval of plat provided right of way be dedicated to city
in northeast section of plat for widening the street and
contribution in form of cash be made for 10% park or open
space contribution. This would he based on only four of
the six lots as buildin$now exist on the other two.
Motion carried unanimously. City council would have to
decide on valuation procedure for the four lots.
4. Building permit request - Texaco~ Inc.
Motion by Miller, seconded by Steinert and unanimously carried
to send Texaco, Inc., a letter indicating present and proposed
zoning ordinances would zone area in question as highway
business and as such allow a service station and, additionally,
provided an access was granted from the state off Highway 25,
a building permit would be granted subject to plans and speci-
fications meeting the Monticello building code at time of
submission.

5. Review of Comprehensive Plan~ Zoning and Subdivision
Ordinances.
Howard Dahlgren reviewed the Comprehensive Plan and went
through addendum for subdivision ordinances. Howard
Dahlgren also presented zoning district map of entire city.
Motion by Muehlbauer~ seconded by Gillham and unanimously
carried to approve subdivision ordinances with addendum.
