MONTICELLO PLANNING COMMISSION MEETING

November 18, 1975
Members present:
Willard Anderson, Fred Topel, Howard
Gillham, Jay Miller, Gordon Steinert,
Ron White.
Members absent:
La rryMuehlbauer.
1. Approval of minutes.
Motion by Anderson, seconded by Topel and unanimously
carried to approve minutes of October 21, 1975.
2. Public Hearing - Consideration of requests for rezoning.
City Planner, Howard Dahlgren, explained concept of
comprehensive plan and reasons behind Monticello zoning
ordinance. At this point citizens were asked to comment
on zoning map and discussion centered around the follow-
ing areas:

1. R-l and R-3 areas south of 1-94 and State
Highway #25
2. R-3 area west of shopping center to and in-
cluding Fred Tozer's parcel
3. R-3 area on NW corner of intersection of
County Road #39 East and County #75
Property owners present, indicated a desire to be zoned
as commercial.
Howard Dahlgren and city administrator explained pro-
cedure for requesting a zoning change. It was explained
that Howard Dahlgren would be working in conjunction
with the Township of Monticello in formula,ting compre-
hensive plan for orderly annexed area.
3.
Public Hearing - Greg Roden Preliminary Plat.

Motion by White, seconded by Anderson to approve plat
as presented with park dedication requirement to be in
cash and based on county assessor's valuation. Mr.
Roden to resolve problem as to exact lot line before
presented to city council for approval.
