City Council Resolution 2022-36CITY OF MONTICELLO WRIGHT COUNTY, MINNNESOTA RESOLUTION NO. 2022-36 ADOPTING AN ORDINANCE AMENDING THE ZONING MAP, REZONING THE SUBJECT PROPERTY FROM A -O, AGRICULTURE OPEN SPACE DISTRICT TO I-1, LIGHT INDUSTRIAL DISTRICT: OUTLOT F, OTTER CREEK CROSSING PID: 155-171-000060 WHEREAS, the City, as owner, proposes to incorporate said property into the Otter Creek Crossing Industrial Park for development; and WHEREAS, the property is currently platted as an outlot, and has remained zoned A- O during the time it has been undeveloped; and WHEREAS, the site is guided for light industrial uses in the City's Comprehensive Plan; and WHEREAS, the site is located and was originally platted as a part of the City's Otter Creek Industrial Park district, and that district accommodates a variety of light industrial uses; and WHEREAS, a companion plat, along with the proposed rezoning, is consistent with the long-term use and development of the property for light industrial uses; and WHEREAS, the Planning Commission held a public hearing on March 1, 2022 on the application and the applicant and members of the public were provided the opportunity to present information to the Planning Commission; and WHEREAS, following the hearing, the Planning Commission has recommended approval of the rezoning; and WHEREAS, the City Council of the City of Monticello makes the following Findings of Fact in relation to the recommendation of approval: 1. The Rezoning provides an appropriate means of furthering the intent of the Comprehensive Plan for the site by putting the existing and proposed improvements and parcels to reasonable industrial uses for the area. 2. The proposed improvements on the site under the 1-1 Light Industrial Zoning are consistent with the needs of the development in this location and the adjoining Otter Creek Industrial Park. The improvements will have expected impacts on public services, including sewer, water, stormwater treatment, and traffic which have been planned to serve the property for the development as proposed. 4.. The industrial uses for the project are consistent with the intent of the City's economic development objectives, as well as with the intent of the proposed zoning regulations, in support of the companion plat. NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Monticello, Minnesota, that the Monticello City Council approves the rezoning of the subject property to 1-1, Light Industrial District.
