Adjournment Po i ntes at Cedar Planned Development District CITY COUNCIL/PLANNING COMMISSION JOINT MEETING FEBRUARY 14, 2022 Initial Work Group Direction Structure district as a PUD and use PUD as an "overlay" process Design district to tighten PUD process, and create flexible, but firm, expectations Utilize a scoring system to rate acceptability of development proposals Rely on the graphics and images to help define the look and feel of each subdistrict (Populus, Tilia, Quercus) Emphasize the distinctiveness of each subdistrict as a guiding feature of the project Incorporate the Small Area Plan goals and objectives as foundational guidance Zoning and Purpose Statement Drafted as a zoning district: Pointes at Cedar Planned Development District (PCD) "To implement the goals,olicies, and specific design requirements of the Pointes at Cedar Smal Area Plan." Applies to all private and public lands within the District. A finding by the City Council of inconsistency with the SAP is grounds for denial of a project proposal. Assigns the City Council the sole authority (after reviewing advisory comments) of approval or denial. Establishes the "biome" sub -districts and requires public and private improvements to be consistent with the sub -district theming. Cites the City's investment, and the uniqueness of the area (and the consequent zoning).
