Planning Commission Resolution 2013-032CITY OF MONTICELLO WRIGHT COUNTY, MINNESOTA RESOLUTION NO. 2013 —032 Date: May 21st, 2013 Motion By: Commissioner Gabler Resolution No, 2013 -032 Seconded By: Commissioner Fyle A RESOLUTION RECOMMENDING APPROVAL OF A PRELIMINARY PLAT AND FINAL PLAT KNOWN AS "GREAT RIVER ADDITION ", AND DEDICATING RIGHT OF WAY FOR 7T" STREET. WHEREAS, the City of Monticello and co- applicant property owners own certain land adjacent to, or in the area of, the planned 7 °i Street extension; and WIIEREAS, it is beneficial to plat the land to establish the location and alignment of said 7°i Street, and provide for its construction and improvement, and WHEREAS, the Preliminary Plat reflects the appropriate requirements for engineering, utilities, and future access; and WHEREAS, the Preliminary Plat provides for the development of the area consistent with the City's zoning ordinance and Comprehensive Plan; and WHEREAS, the proposed Final Plat is consistent with the Preliminary Plat as required by the Subdivision Ordinance; and WHEREAS, the Planning Commission has reviewed the Preliminary and Final Plats pursuant to the regulations of the Monticello Zoning Ordinance and Monticello Subdivision Ordinance; and WHEREAS, the Planning Commission held a public hearing on May 21 st, 2013 on the application and the applicant and members of the public were provided the opportunity to present information to the Planning Commission; and WHEREAS, the Planning Commission has considered all of the comments and the staff report, which are incorporated by reference into the resolution; and WHEREAS, the Planning Commission of the City of Monticello makes the following Findings of Fact in relation to the recommendation of approval: The application is consistent with the 2008 Monticello Comprehensive Plan for Places to Shop; and 2. The proposed plat will be able to meet the intent and specifics of the Zoning Ordinance; and 4 3. The plat is consistent with the requirements for subdivision according to the City's Subdivision Ordinance; and 4. The Final Plat is consistent with the Preliminary Plat as required by the Subdivision Ordinance; and 5. The plat will facilitate the beneficial use of the lands subject to the plat, as well as provide other improvements to the City's general welfare. NOW, THEREFORE, BE IT RESOLVED, by the Planning Commission of the City of Monticello, Minnesota: 1. Pursuant to Minn. Stat. §462.358 and Chapter 11 of the Monticello City Code, the Preliminary Plat is recommended for approval by the City Council as submitted. 2. The Final Plat of Great River Addition, being consistent with the Preliminary Plat, is recommended for approval as submitted.
