RESOLUTION NO. 2014-039
APPROVING A FINAL STAGE PLANNED UNIT DEVELOPMENT ADJUSTMENT
FOR SUNSET PONDS I TOWNHOMES ENTRANCE MONUMENTS
WHEREAS, the City of Monticello has adopted a zoning ordinance providing for the
regulation of planned unit development; and
WHEREAS, the parcel(s) subject to this request are included within the approved planned unit
development for Sunset Ponds; and
WHEREAS, the applicant has requested an adjustment to planned unit development to allow
the placement of two area identification signs within the planned unit development; and
WHEREAS, the City Council of the City of Monticello finds that the adjustment to PUD
represents an enhancement of the development promoting aesthetically - pleasing design within
the neighborhood which will appear attractive and inviting from surrounding parcels; and
WHEREAS, the City Council of the City of Monticello finds that the adjustment to PUD is
consistent with the City's goals for planned unit development for Sunset Ponds;
NOW, THEREFORE, BE IT RESOLVED, that the City Council of the City of
Monticello, Minnesota hereby approves the adjustment to Planned Unit Development for
Sunset Ponds, subject to the following conditions:
1. That Applicant enter into a license agreement with the City of Monticello for
encroachment into the City's drainage and utility easements.
2. Sign plans shall be submitted for permits in accordance with sign ordinance allowances
and processing, with the allowance for two area identification signs.
