AN ORDINANCE AMENDING TITLE 10 — MONTICELLO ZONING
ORDINANCE OF THE MONTICELLO CITY CODE RELATED TO
SECTION 3.5 — BUSINESS BASE ZONING DISTRICTS AND
TABLE 5.1 — USES BY DISTRICT
THE CITY COUNCIL OF THE CITY OF MONTICELLO HEREBY ORDAINS:
Section 1. Section 3.5(E) — B-3 (Highway Business), Title 10 - Zoning Ordinance
Zoning Ordinance is hereby amended as follows:
Delete the purpose statement and replace with the following:
The purpose of the B-3 (highway business) district is to provide for limited commercial
and service activities and provide for and limit the establishment of motor vehicle
oriented or dependent commercial and service activities.
Section 2. Table 5.1 — Uses by District, Title 10 — Zoning Ordinance is hereby amended
as follows:
Table 5-1 shall be amended with the following additions for the B-3 zone:
Permitted: under "Commercial Uses"
• Business Support Services (such as copy services, parcel services)
• Personal Services (such as salons and nail spas)
• Restaurants
• Retail Commercial
• Specialty Eating Establishments (delis, coffee shops)
Conditional: under "Office Uses"
• Offices
Conditional: under "Commercial Uses"
• Financial Institutions

Section 3. This Ordinance shall take effect and be in full force from and after its passage
and publication. Revisions will be made online after adoption by Council.

Monticello City Hall.
ADOPTED BY the Monticello City Council this 12th day of December, 2011.
