City Council Ordinance 359ORDINANCE AMENDMENT NO. 359 City of Monticello Wright County, Minnesota AN ORDINANCE AMENDING TITLE 10, CHANTER 3, SECTION 2 OF THE MONTICELLO ZONING ORDINANCE RELATING TO BUILDING MATERIALS IN THE "B" BUSINESS ZONING DISTRICTS The City Council of the City of Monticello does hereby ordain: Section 1: Chapter 3, Section 2 is amended by adding the following: [O] BUILDING MATERIALS: In the "B-1", "13-2","13-3", and "134" Zoning Districts the following building materials standards shall apply. The purpose of this regulation is to enhance the duality and longevity of buildings in the business districts of the City, and to protect the investment in property value of those businesses already made by ensuring complementary building style, construction, and appearance. No galvanized or unfinished steel, galvalum, or unfinished aluminum buildings, except those specifically designed to have a corrosive designed finish such as "corten" steel, shall be permitted in the districts listed herein. 2. Buildings in these zoning districts shall maintain a high standard of architectural and aesthetic compatibility with conforming surrounding properties to ensure that they will not adversely impact the property values of the abutting properties and shall have a positive impact on the public health, safety, and general welfare, insofar as practicable. 3. Exterior building finishes in the districts subject to this Section shall consist of materials compatible in grade and duality to the following: (a) Brick. (b) Natural stone. (c) Decorative concrete block. (d) Cast -in-place concrete or pre -cast concrete panels. (e) Wood. provided that the surfaces are finished for exterior use and wood of proven exterior durability is used. such as cedar. redwood, or cypress. (f) Glass. (g) Exterior Insulated Finish systenns. where said system is manufactured to replicate the look of one of the approved building materials in this section. (h) Stucco. 4. Metal exterior finishes shall be permitted only where coordinated into the overall architectural design of the structure. such as in window and door frames, mansard roofs or parapets, and other similar features, and in no case shall constitute more than 15% of the total exterior finish of the building. Section 2: This ordinance shall be come effective from and after its passage and publication. Adopted by the Monticello City Council this 12" day of March, 2001.
