AN ORDINANCE AMENDING TITLE 10, CHAPTER 3, SECTION 3 [E], OF THE
MONTICELLO ZONING ORDINANCE RELATING TO TWIN HOME SUBDIVISIONS
IN THE R-2 AND R-3 ZONING DISTRICT.
THE CITY COUNCIL OF THE CITY OF MONTICELLO, MINNESOTA, HEREBY
ORDAINS AS FOLLOWS:
Chapter 3, Section 3 [E], is amended to read as follows:
[E] Subdivision of non -single family base lots in R-2 and R-3 Districts.
1. Lots of non -single family structures may be divided for the purpose of
condominium ownership provided that the principal structure containing
the housing units shall meet the setback distances of the applicable zoning
district. In addition, each condominium unit shall have the minimum lot
area for the type of housing unit and usable open space as specified in the
area and building size regulations of this ordinance. Such lot areas may be
controlled by an individual or joint ownership.
2. Lots containing twin homes or townhouses may be subdivided along the
common wall in a "zero lot line" arrangement, provided each resulting lot
contains the required amount of lot area per unit as prescribed elsewhere in
this Ordinance, and all other setback and performance standards of the
Zoning District are met.
This ordinance shall become effective from and after its passage and publication.
Adopted this 8th day of March, 1999.
