RESOLUTION NO. PC- 2016 -011
RECOMMENDING APPROVAL OF
A CONB�T40NAIL USE PERMIT FOR K -12 SCHOOL L FACIILITY (MONTRCE L]LO,
MEDDLE SCHOOL) IN THE R -1 ZONING DISTRICT
WHEREAS, the applicant is proposing to construct an addition to an existing school
building; and
WHEREAS, the subject property is proposed to be zoned R -1, Single Family Residential, in
which schools are allowed as a conditional use; and
�1'HEREAS, the proposed addition will not result in impacts to the site or to surrounding
property; and
WHEREAS, the proposed addition is consistent with the relevant general and conditional
zoning requirements of the R -1 District; and
WHEREAS, the remaining site and building improvements on the subject property are not
affected by the proposed construction; and
WHEREAS, the Planning Commission held a public hearing to consider the matter at its
regular meeting on May 3rd, 2016 and the applicant and members of the public were provided
the opportunity to present information to the Planning Commission; and
WHEREAS, the Plamling Commission has considered all of the comments and the staff
report, which are incorporated by reference into the resolution; and
WHEREAS, the Planning Commission of the City of Monticello makes the following
Findings of Fact in relation to the recommendation of approval:
The proposed addition is consistent with the intent of the Monticello Comprehensive
Plan.
2. The proposed addition will meet the requirements of the Monticello Zoning
Ordinance.
3. The proposed addition will not create undue burdens on public systems, including
streets and utilities.
4. The proposed addition will not create substantial impacts, visual or otherwise, on
neighboring land uses.

NOW, THEREFORE, BE IT RESOLVED, by the Planning Commission of the City of
Monticello, Minnesota that the proposed Conditional Use Permit is hereby recommended for
approval, subject to the following conditions:
1. Compliance with the terms of the City Engineer's review letter dated April 27, 2016.
2. Comments and recommendations of other staff and Planning Commission.
ADOPTED this Yd day of May, 2016, by the Planning Commission of the City of
Monticello, Minnesota.
