PLANNING COMMISSION
RESOLUTION NO. PC- 2016 -012
RECOMMENDING APPROVAL OF
A PRELIMINARY PLAT TO ACCOMMODATE UPGRADES TO A
K -12 SCHOOL FACILITY ( MONTICELLO MEDDLE SCHOOL)
WHEREAS, the applicant is proposing to construct an addition to an existing school
building; and
WHEREAS, the subject property is proposed to be zoned R -1, Single Family Residential, in
which schools are allowed as a conditional use; and
WHEREAS, the subject property consists of a series of parcels and rights of way, without
regard to property lines, setbacks, or other zoning standards; and
WHEREAS, the proposed construction is consistent with the relevant general and conditional
zoning requirements of the R -1 District; and
WHEREAS, the remaining site and building improvements on the subject property will be
made conforming to development regulations requirements as a result of the plat; and
WHEREAS, the subject property is guided for "Places for Community" in the official
Comprehensive Plan; and
WHEREAS, the Planning Commission held a public hearing to consider the matter at its
regular meeting on May 3rd, 2016 and the applicant and members of the public were provided
the opportunity to present information to the Planning Commission; and
WHEREAS, the Planning Commission has considered all of the comments and the staff
report, which are incorporated by reference into the resolution; and
WHEREAS, the Planning Commission of the City of Monticello makes the following
Findings of Fact in relation to the recommendation of approval:
1. The proposed plat is consistent with the intent of the Monticello Comprehensive Plan.
2. The proposed plat will meet the requirements of the Monticello Zoning Ordinance.
3. The proposed plat will not create undue burdens on public systems, including streets
and utilities.
4. The proposed plat will not create substantial impacts, visual or otherwise, on
neighboring land uses.

NOW, THEREFORE, BE IT RESOLVED, by the Planning Commission of the City of
Monticello, Minnesota that the proposed Preliminary Plat for the Monticello Middle School
Addition is hereby recommended for approval, subject to the following conditions:
1. Compliance with the terms of the City Engineer's review letter dated April 27, 2016.
2. Comments and recommendations of other staff and Planning Commission.
ADOPTED this 3'd day of May, 2016, by the Planning Commission of the City of
Monticello, Minnesota.
