SteveJohnsonnotedthatthecurrenthousingstudywaslastcompletedinthe1990’sand sincethentwoorthreepotentialprojectcontractorshavebeenlookingforanupdatedset ofhousingplansbeforedeveloping. Considerationofareport–DowntownSmallAreaStudy 5. JimTharesnotedtheEDAisseekingproposalsforaSmallAreaStudyforthe rd downtown.SubmissionsaredueonNovember3 ,2016,withreviewandselectionof th finalistsbytheEDAonNovember9 .Tharesnotedthebudgetforthisplanupdate wouldbeamaximumof$50,000. 1 TheIEDCaskedforclarificationontheobjectiveoftheplan.Tharesstatedthecurrent EmbracingDowntownisoutdatedandneedstobeupdatedtoreflectthecurrentvisionof CityStaff,CityBoards,andcitizens.SteveJohnsonalsoaddedthatmanyoftheelements oftheexistingEmbracingDowntownPlanhavebeenincludedintheCityofMonticello’s ComprehensivePlan.Healsomentionedthatthecontractorwouldhelptobring developerstomarkettesttheupdatedplanforeffectiveness. DickVanAllenaskedifthestudywouldbringopportunitiesforsmallbusinessesto locatedowntown.Tharesstatedthatthestudywasprimarilybeingcompletedfromaland useperspective.SteveJohnsonmentionedtheplanwouldidentifythehighestandbest useofthelandinthedowntown. EconomicDevelopmentReport JimTharesprovidedtheEconomicDevelopmentReporttotheIEDC.Hementioned thefollowingprojectsandupdates: AspenDentalhasreceivedtheirCertificateofOccupancyandisnowopenfor business. CampingWorldhaspurchasedthepreviousQualityRVlotandhasbegun renovatingtheinterioroftheofficespace,whichwillbeusedforsale,retail, andserviceoperations.TheyexpecttoopenDecember,2016andhire50 employeeswithinthefirstyearofbeingopen. DahlheimerBeveragehasstartedtheir100,000squarefootexpansionand havethewallstructuresinplace. MillsFleetFarmhasbegunpouringthefootingsforthestore.Theywillbe th havingagroundbreakingceremonyonNovember9 ,2016at9:00a.m. IRET–MonticelloCrossingshasreceivedatemporaryCertificateof Occupancyfortheireastwingofthecomplex.Theyalsoareexpectedto completeconstructionofthewestwinginDecember. MonticelloPublicSchoolDistricthasreceivedtheirgradingpermitandwill soonbereceivingtheirconstructionpermittostartbuildingthe soccer/track/lacrossefield,footballstadium,andplaza. nd SherburneStateBankishavingapreconstructionmeetingonNovember2 , 2016withCityStaffandwillbereceivingtheirbuildingpermitssoonafter. Washburnisworkingonremodelingtheirofficespace. Walmartwillberenovatingtheirbuildingslightlytoincludeeducationalareas tolearnaboutretail.Itwillbetheregionaltrainingcenterandcostaround $400,000. NailSalonisnowopen.
