Review of Marn Flicker's d Use of Fullerton Lumber Site. Mr. Marn Flicker has purchased he former Fullerton Lumber site and is proposing to utilize the existing storage buildings for his own business and additional y he intends to temporarily lease out addi.tional space primarily 0 businesses in the downtown area;. Total square footage of these b ildings is over 2,700 square feet. In order to allow commercial (1 ased) storage within a B-4 zone, a conditional use permit would ave to be issued. but only as accessory to same site. Within a B-4 zone, storage is the principal use of a building . Mr. Flicker has presented preli 'nary plans for a new 8,000 square foot building on the site which he indicates could be built as early as this spring or summer. This new building would be divided into two retail sales outlets of 4, 0 square feet apiece with Flicker's TV and Appliance occupying one i te and the other being leased out. At the time of completion, the xisting buildings would be used 100% by establishments on the s"te. As mentioned, our current zoning ordinance would allow th existing buildings to become acces- sory to a permitted use within B-4 zone. Mr. Flicker also indicated that he will be fixing up the existing storage buildings so they are c mpatible with the surrounding area. In talking to J. W. Miller and r viewing the building code , it would appear that a certificate of oc upancy is necessary because of the change in use classification. dditionally, code indicates the building should be brought up t code, but because it falls into a less hazardous classification an exception can be granted from full adherence to the State Bui ding Code. .
