Public Hearing - Consideration of a Conditional Use Permit - Best -in -Webb Printinq. Mr. Wayne Bidwell, of Best -in -Webb Printing in the Oakwood Industrial Park, has made an application for a conditional use permit to put a loading dock in the sideyard of a corner lot i n an I-1 Zone. That location is the NS, of Lot 3, Block 1, Oakwood Industrial Park. According to Monticello Ordinances, a loading berth, located in either the front or side yard of a building on a corner lot shall require a conditional use permit. Three items which should be taken into con- sideration in granting a conditional use permit of this type are the following: A. Loading docks shall not conflict with pedestrian movement. B. Loading docks shall not obstruct the view of the public right-of-way from off street parking access. C. Loading docks shall comply wi th all other requirements of this section. In light of the fact that this permit application does meet the require- ments set forth in the previous paragraph, it is a staff recommendation that this item be recommended for approval. APPLICANT: Wayne Bidwell - Best- in -Neth Printing. POSSIBLE ACTION: Consideration of recommending approval or denial of this conditional use request. REFERENCES: Enclosed map depicting location of property. 2. Public Hearinq - Consideration of a Conditional Use Permit - Clow _St_ampa Company. Clow Stamping Company has made an application for a conditional use permit to allow a loading dock in the front yard and also one loading dock in the side yard on Lot 5, Block 2, Oakwood Industrial Park. The information regarding this conditional use is the same as that as discussed in item 1 above, and in consideration that it too meets all the criteria set forth, it is a staff recommendation that this conditional use be granted. REFERENCES: Enclosed map depicting the location of property. 3. Consideration of a Variance Application - Clow Stampinq Company. Clow Stamping Company has made an application for the following two variances: A. To allow their three driveway openings to be 30' wide each rather than 24' as allowed by Monticello ordinance. B. To develop only 61 parking spaces rather than the required 64 spaces. These variances would be located on Lot 5, Block 2, Oakwood Industrial Park. According to Monticello ordinances, driveways of this type as proposed for this development are allowed to be 24' wide only unless a variance is granted for any size wider than that. The developer feels that because of the nature of the business where a lot of truck traffic is used, a t 30' wide driveway would be much more desirable than only a 24' opening. In light of the fact that under the present operating situation Clow has only a maximum of 25 people per shift and estimate that the maximum at the plant ever would be 40, they are requesting a variance from our parking ordinance which requires 64 parking spaces to 61 parking spaces. Of the 61 parking spaces they are proposing, 508 of those spaces would be for compact cars and 50t of those spaces would be for standard size cars. This 508 compact parking spaces meets with the recommendation of our City Planner. If, in the future, Clow Stamping decides to expand their operations, they have spaces designated for future parking expansion. in view of the ordinance requests, it is a staff recommendation that both of these items be recommended for approval of the variances. Change of the Regular Planning Commission Meeting Date of May 13, 1980. Because of the Assessor's Board of Review, which will be held at the City Hall on May 13, 1980, the same evening of our regular Planning Commission meeting, it will be necessary to change our meeting date to possibly the 14th or 15th of May. This is simply an item for discussion. - 3 -
