MONTICELLO PLANNING COMMISSION MEETING
January 20, 1976 City tial 1 7:30 P.M.
1. Appointment of chairman.
2. Approval of minutes of 12-16-75.
3. Review of Roy Lauring Plat Plan #4.
Mr. Lauring has revised his plat that Lies approx-
imately one block east of highway 25 and is situated
between the railroad Cracks and Interstate 94. For
your reference there is a small insert enclosed in-
dicating the location of the plat, there is a larger
plat in city hall that spells out the details such
as lot, widths, street widths, etc.
Possible Action: Since the plat is not in preliminary
draft form and this will not be a public hearing,
Tuesday's meeting in reference to this item will be
for discussion purposes only.
4. Truck garage in an R-1 zoning district.
Mr. Charles Ritze, who is in the trucking business,
would like to increase the size of his truck garage
to store his vehicles inside. while Mr. Rit.ze lives
in an R -I district and his truck garage is now an
allowable non -conforming use (i.e. grandfathered in
but not, allowed to expand), 1 believe it, would be in
Lite best, interest of Lite city to allow Mr. Hitze to
increase the size of his truck garage and a cundiLional
use permit be issued. Reasoning fur this, is the
alternative would be trucks sitting outside which 1
believe would be less aesthetically pleasing than
it truck garage. Additionally, Mr. Ritze docs border
an H-4 district (River Terrace Park) and the non-
conforming use therefor is nut that. drastic as might.
be another Iueat.ion in an H-4 district..
Possible Action: It' permitted, a public hearing
would have to be set for a cundiLional use permit..
