property mentioned above.

1. Public Hearing on rezoning request for elderIN,
housing project.
John Bergstad of Bergstad Constr. Co. , Mpls
is requesting rezoning of Lots 1,2,3, S 0 and
10 of Block G, within the city from R-2 to
R -B to allow for a SO unit elderly housing pro-
ject. (Copy of plans are enclosed).
Also to be considered is the possibility of
rezoning the entire Block G to R -B, rather
than just the five lots mentioned. If the
entire block were rezoned to R -B, it would
coincide with the property currently zoned
R -B to the north. (See enclosed map).
Consideration of Conditional Use Permit, for
elderly housing project.
If the property in Block C. is rezoned to R -B,
a conditional use permit would still be necessary
for an elderly housing project.
Consulting planner, Howard Dahlgren has been
reviewing the proposed plans for the project
and his comments are encloser) for your review.
At. present, the parking requirements have not.
been met. A variance for set, back requirements
are 2111 (only 10' on plans) and front yard
should be 311' (only 2111 ). An additional spare
for 2$ cars should be available, nn the property
for future expansion when necessary.
Qualifications for tenants of this project are;

There are no asset limitations to qualify. The
tenant. would pay 2S% of their adjusted income for
rent, and the remainder would be paid by IIIID.
3. Discussion of' motel development - Stuart Hoglund.
Stuart would like to discus8 his progress on
developing a motel on his property next to the
Bus Co. He would like to get the Commission's
views on this project and what procedures he
must take to proceed with a motel."3
