RESOLUTION NO. 2017-42
APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT
FOR SPAETH INDUSTRIAL PARK
WHEREAS, the Monticello Planning Commission held a public hearing on June 6th, 2017, for
the consideration of the preliminary plat of the Spaeth Industrial Park; and
WHEREAS, after taking public comment, the Planning Commission recommended approval of
the preliminary plat of the Spaeth Industrial Park to the City Council; and
WHEREAS, the Monticello City Council reviewed the recommendation of the Planning
Commission and approved the preliminary plat. of Spaeth Industrial Park on June 26t", 2017; and
WHEREAS, the Monticello City Council reviewed the final plat of Spaeth Industrial Park on
July 24th, 2017; and
WHEAREAS, the preliminary and final plat for the Spaeth Industrial Park identifies the specific
plans and uses for the proposed Spaeth Industrial Park;
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF MO1VTICELLO,
MINNESOTA, that the final plat of the Spaeth Industrial Park, with drainage and utility
easements as required, is hereby approved contingent upon meeting all conditions of the
subdivision ordinance; and the following conditions:
1. The applicant shall revise plans to address the remaining comments of the City Engineer
per the letter dated July 19"', 2017.
2. The applicant shall execute and record the stonnwater facilities maintenance agreement.
3. The applicant shall provide additional language related to the stormwater maintenance
system within the required cross -access and parking easements and maintenance
covenants supporting the planned unit development per the City Attorney's
recommendations and shall execute and record the covenants.
4. Outdoor storage shall be prohibited within the planned unit development.
5. Building or business sigmage shall be limited to entry and service doors only at this time.
6. Continue to coordinate addressing and mailbox installations with City Building and
Streets departments.
7. The applicant shall execute and record the development contract with the City specifying
and securing all relevant aspects of the project.
BE IT FURTHER RESOLVED BY THE CITY COUNCIL OF'MONTICELLO,
MINNESOTA, that the document titled "Development Contract and Planned Unit Development
and for Spaeth Industrial Park," with assigiunent of the specific terms and conditions for public
improvements and the specific terms and conditions for plat development, is hereby approved.
