City Council Resolution 2017-46CITY OF MONTICELLO WRIGHT COUNTY, MINNESOTA RESOLUTION NO. 2017-46 APPROVING FINAL PLAT AND AMENDMENT TO DEVELOPMENT AGREEMENT FOR RED ROOSTER — CHELSEA CORNER WHEREAS, the Monticello Planning Commission held a public hearing on June 6th, 2017, for the consideration of the preliminary plat of Chelsea Corner; and WHEREAS, after taking public comment, the Planning Commission recommended approval of the preliminary plat the Chelsea Corner to the City Council; and WHEREAS, the Monticello City Council reviewed the recommendation of the Planning Commission and approved the preliminary plat of Chelsea corner on June 26t1i, 2017; and WHEREAS, the Monticello City Council reviewed the final plat of Chelsea Corner on July 24th, 2017; and WHEAREAS, the preliminary and final plat for Chelsea Corner identifies the specific plans and uses for the proposed Chelsea Corner; NO W THEREFORE, BE IT RESOL VED B Y THE CITY CO UNCIL OF MONTICELLO, MINNESOTA, that the final plat of Chelsea Corner, with drainage and utility easements as required, is hereby approved contingent upon meeting all conditions of the subdivision ordinance; and the following conditions: 1. Any expansion of self -storage activities in the PUD District beyond the limited accessory non-commercial self -storage identified in the PUD Site Plan and Narrative, as approved in the PUD Zoning District, shall be subject to an amendment to Planned Unit Development and may require additional improvements, including, but not limited to, paving, curbing, stormwater, and screening. 2. No outdoor storage of materials or equipment or materials shall be pennitted in the PUD. 3. Lighting and lighting plans in the PUD shall be revised to be consistent with the requirements of the Monticello Zoning Ordinance. 4. The future building made a part of this PUD shall be consistent in materials, height, design, and color with the currently proposed building. 5. Paving or alternative paving material shall be extended to the rear corner of the new office building and shall be further extended to the rear corner of the future storage building at the time of construction of said future building and shall be subject to the prior review and approval of the City Engineer. 6. Signage shall meet the requirements of the Monticello Zoning Ordinance. 7. The applicant shall comply with the recommendations of the City Engineer, per the letter dated July 19t", 2017. S. The applicant enter into an amendment to PUD and Development Agreement for the site specifying for the allowable uses and conditions. 9. The applicant shall record cross -access and parking and utility association agreements for the two parcels. Such agreement shall be subject to the review of the City Attorney and shall include language for utilities as recommended by the City Engineer. BE IT FURTHER RESOLVED BY THE CITY COUNCIL OF MONTICELLO, MINNESOTA, that the document titled "Development Contract and Planned Unit Development and for Red Rooster — Chelsea Corner Planned Unit Development District," with assignment of the specific terms and conditions for public improvements and the specific terms and conditions for plat development, is hereby approved.
