City Council Resolution 2019-11CITY OF MONTICELLO WRIGHT COUNTY, MINNESOTA RESOLUTION NO. 2019-11 APPROVAL OF A FINAL STAGE PLANNED UNIT DEVELOPMENT AND REZONING FOR FEATHERSTONE 4TH ADDITION, A 24 -LOT SINGLE FAMILY RESIDENTIAL PLAT WHEREAS, the applicant has submitted a request to rezone its property within PID Nos. 155-246-000010; 155-500-232200, to be platted as legally described on Exhibit A attached, from A -O, Agriculture Open Space to R-1, Single Family Residence District; and WHEREAS, the applicant concurrently proposes to develop the property for single family uses under the previously approved Planned Unit Development; and WHEREAS, the site is guided for residential uses under the label "Places to Live" in the City's Comprehensive Plan; and WHEREAS, the proposed PUD and rezoning, along with the companion Plat, are consistent with the long-term use and development of the property for residential uses; and WHEREAS, the Planning Commission held a public hearing on December 4th, 2018 on the Planned Unit Development and rezoning application and the applicant and members of the public were provided the opportunity to present information to the Planning Commission; and WHEREAS, the City Council has considered all of the comments and the staff reports of the Planning Commission and City Council, which are incorporated by reference into the resolution; and NOW THEREFORE, BE IT RESOL VED BY THE. CITY COUNCIL OF MONTICELLO, MINNESOTA, that the final stage Planned Unit Development of the Featherstone 4th Addition, and rezoning of the area to be platted as platted as Lots 1-9, Block 1, Lots 1-6, Block 2, Lots 1-3, Block 3, and Lots 1-6, Block 4, and Outlot B, Featherstone 4th Addition, is hereby approved contingent upon meeting all conditions of the subdivision ordinance; and the following conditions: 1. Future phases of development are subject to submission, review and approval for required applications, including, but not limited to, application for rezoning, preliminary and final plat and may be subject to submission, review and approval for required applications planned unit development or amendment to planned unit development as determined by the City. 2. The applicant shall enter into and record the required Development Agreement for the plat and planned unit development. 3. The applicant shall execute and record the required conservation easements. The applicant shall provide a deed for Outlot B in favor of the City of Monticello in satisfaction of park dedication requirements.
